Interior Painting & Touch-Ups in Gainesville, FL

Interior paint in Gainesville wears out in its own way. The humidity that hangs over most of the year means bathrooms and laundry rooms grow mildew on ceilings and along the tops of walls, especially in homes without a strong exhaust fan. AC condensate leaks and summer storm leaks leave brown water stains on ceilings that keep showing through cheap paint. Houses that were occupied by smokers, candle lovers or a busy kitchen pick up a yellow film that shows up when you patch a single spot. And in a city where a large share of homes are rentals near UF, walls take a beating every lease: furniture scuffs, tape marks, anchor holes and the occasional odd color choice. Older homes near downtown add plaster walls, tall ceilings and heart-pine trim with many coats of old paint, while newer homes have textured drywall and builder-grade flat paint that marks if you look at it wrong.

We start with prep, because that's where a good paint job is won or lost. Furniture is moved and covered, floors are protected with drop cloths, and outlet covers and hardware come off. Holes, dents and cracks are filled, sanded and primed. Mildew is cleaned and killed before we paint over it, and water and smoke stains get a stain-blocking primer so they don't bleed through. We cut clean lines at ceilings and trim and roll an even finish, using paints with mildew-resistant additives in bathrooms and finishes that can take scrubbing in hallways and kids' rooms. We can paint a single accent wall, one room, a whole floor, ceilings, doors, trim and cabinets, or handle quick touch-ups between tenants. At the end, everything goes back where it was, and we clean up.

What this covers

  • Wall, ceiling and trim painting
  • Interior door and door frame painting
  • Patch, sand and prime before paint
  • Mildew treatment in baths and laundry rooms
  • Stain-blocking primer on water and smoke stains
  • Rental turnover painting and touch-ups
  • Accent walls and color changes
  • Furniture moving, covering and full cleanup
A note from around here: Student and investor rentals along SW 20th Avenue, Archer Road and around Florida Park need fast, durable paint every summer, while the plaster walls and old pine trim in the Duckpond, University Park and the Southeast Historic District call for slower, more careful prep.

How a interior painting & touch-ups visit usually goes

Plan and Choose

We look at the rooms, talk through colors, sheen and timing, and point out any stains, cracks or moisture problems that need attention before painting.

Prep the Space

Furniture is moved and covered, floors protected, hardware removed, and walls patched, sanded, cleaned and primed where needed.

Paint

We cut in clean lines at ceilings and trim and roll even coats, letting each coat dry properly in our humidity.

Reset and Clean

Hardware and covers go back on, furniture is returned, and we clean up and walk the rooms with you to check every wall.

Older Gainesville homes need a little extra care. Many houses built before 1978, which includes most of the bungalows near downtown and a lot of the block ranches in Florida Park, Northeast Gainesville and the Highlands, have lead paint somewhere under the newer coats, often on trim, windows and doors. When we sand or scrape surfaces in those homes, we follow lead-safe work practices: containing the work area, misting instead of dry sanding, and cleaning carefully afterward. On heart-pine trim and old plaster, we also take time to fill gaps, re-caulk joints that have opened with seasonal movement and use primers that bond to old oil-based paint, so the new finish doesn't peel.

What shapes the price in Gainesville

The price of interior painting depends on how much surface there is, how much prep it needs and how many colors are involved. A single room with smooth walls in good condition, painted the same color, is the simplest job. High or vaulted ceilings, stairwells, lots of trim and doors, dark-to-light color changes that need extra coats, and walls with many holes, cracks or stains all add time. Plaster walls and old trim with layers of paint take more patching and sanding than newer drywall. Furniture-filled rooms take longer to prep than empty ones, which is why rental turnovers are efficient. Painting several rooms in one visit, or combining paint with drywall repair, is usually the most economical approach.

Neighbors often ask

Can you paint my rental before new tenants move in?

Yes, and we plan around the calendar. In Gainesville, a large number of leases end in late July and start again in August, so that window fills quickly. We can patch and paint between tenants, touch up scuffs and nail holes, paint ceilings with water stains and refresh doors and trim. If you keep a standard paint color across your units, we'll note it so future touch-ups match. Book early for August turnovers.

Can you paint over the mildew in my bathroom?

Not without dealing with it first, or it will come right back through the new paint. We clean the mildew, kill the remaining spores with a cleaning solution, let the surface dry, and prime with a mildew-resistant primer before painting with a bathroom-rated paint. We'll also look at your exhaust fan. If the bathroom doesn't have one, or it's too weak to clear the steam, upgrading it does more to prevent mildew than any paint.

How long does interior paint take to dry in this humidity?

Longer than the can suggests in midsummer. High humidity slows drying and curing, especially in rooms with the AC off or windows open. We run the air conditioning during and after painting when possible, allow extra time between coats, and use paints formulated to handle humidity. Rooms are usually usable the same day, but it's best to go easy on newly painted walls for a week or two while the paint fully cures.

Can you match the existing paint for touch-ups?

Often, yes. If you have the leftover paint or the color name and brand, we can use it directly. If not, we can have a chip color-matched at a paint store. Keep in mind that paint fades and that flat builder paint in many Gainesville homes doesn't touch up well, so a small spot repair may show. Painting the wall from corner to corner usually gives a cleaner result than spotting.

Do I need to move my furniture before you arrive?

No. We'll move furniture to the center of the room and cover it, and we protect floors with drop cloths. It helps if you clear small items, like pictures, decorations and anything fragile, from the walls and shelves before we arrive. For full rooms or whole-house jobs, we'll talk through a plan so you can keep living in the house while we work.
