Handyman in Newberry, FL

Newberry sits about 15 miles west of Gainesville along State Road 26, the same road that becomes Newberry Road on the way into town. It started in the 1890s as a phosphate boomtown, when the railroad arrived and more than a dozen mines worked the area. When the phosphate market collapsed around 1914, Newberry turned to farming and became known for watermelons, and the small downtown historic district, listed on the National Register in 1987, still reflects that era. For most of the twentieth century it stayed a quiet farm town. That has changed fast. The population grew by nearly half between 2010 and 2020, to more than 7,300 people, and new subdivisions have kept going up since, filling former farmland with two-story and single-story homes built in the past decade or two. So Newberry has three kinds of housing side by side: older frame and block houses near downtown, rural homes and small farms on acreage out in the county, and brand-new neighborhoods where the most common calls are about finishing touches and the first round of settling.

Newberry's center still has a small-town feel, with City Hall, a few restaurants and shops, and the old railroad line that once carried phosphate. On weekends, the town fills with youth sports: Champions Park, with 16 fields, hosts tournaments that bring in teams from across the region, and the 100-acre Easton-Newberry Sports Complex includes a regional archery center. Along SR 26 toward Gainesville sits Dudley Farm Historic State Park, a working 1800s farmstead that shows what this part of the county looked like before the subdivisions arrived. Out in the county, the roads pass horse farms, hay fields, pine plantations and sinkholes, and many homes are on wells and septic. US 27 and US 41 run through town toward High Springs to the north and Archer to the south. Commuters into Gainesville use SR 26, which has grown busier with every new neighborhood, so we plan our trips to avoid the morning and evening rush.

Jobs we handle a lot around Newberry

In Newberry's new subdivisions, the most common calls are about making a new house fit the way a family lives: mounting TVs on the right wall with cables hidden, building garage shelving and overhead storage, installing ceiling fans in bedrooms and lanais the builder left with only a light, adding video doorbells and smart thermostats, and fixing the nail pops and sticking doors that show up after the first couple of summers. In older homes near downtown, it's sagging doors, worn faucets, loose railings and wood trim that needs patching. On acreage, fences and gates top the list, along with pressure washing barns, sheds and long concrete walks. Everywhere, the sandy soil and summer storms mean we see downspouts that need extensions and splash blocks to keep water away from slabs, and fence posts that need resetting after heavy rain.

Questions we hear in Newberry

My Newberry house is only a couple of years old. Why do I have cracks and sticking doors?

It's very common in new homes, and rarely a sign of a serious problem. New framing lumber dries and shrinks through the first few summers of air conditioning, which shows up as nail pops, hairline cracks at drywall corners, doors that drift out of alignment and trim that separates at the joints. We work through that punch list in one visit, setting nail pops, re-taping cracks, adjusting doors and re-caulking trim. If your builder's warranty still covers some of it, check that first, and we can handle whatever falls outside it.

Can you fix fencing on acreage, not just a backyard?

Yes. Out past town, many properties have long runs of wood or wire fence, wide farm gates and posts set in sandy soil that shifts. We replace rotted or leaning posts, re-hang and brace sagging gates, add hardware such as gate wheels and heavy-duty latches, and repair privacy fence sections near the house. For very long runs, we'll walk the line with you first and give you a clear quote.

Can you install a ceiling fan on my covered lanai?

Yes. Many newer Newberry homes have covered lanais with only a light box, and a fan makes them far more usable through the long summer. We use a damp- or wet-rated fan as the location requires, confirm the box is fan-rated or install a brace, and our licensed electricians handle the wiring and controls. If there's no box where you want the fan, we'll talk through how to run power to it.

Do you mount TVs above fireplaces in new homes?

Yes, with care. We check the mantel height and viewing angle, locate the framing and any heat concerns, and use a mount rated for the TV's size and weight. If you'd like the cables hidden, we can run them inside the wall with an in-wall power kit where the construction allows.
